CULTURAL TERRACE
IRVINE, CALIFORNIA

MAAM, in collaboration with MVRDV, Arcadis, Agency Artifact, and Buro Happold, was selected by the City of Irvine to envision the future of the Cultural Terrace at the Great Park. Developed through schematic design, the project reimagines a 110-acre portion of the former Marine Corps Air Station El Toro as a vibrant cultural destination for Orange County.

The vision centers on the adaptive reuse of two 140,000-square-foot hangars and a 40,000-square-foot warehouse, transforming these historic structures into a flexible framework for cultural and civic life. Proposed programs include a museum complex, library, event spaces, community facilities, and City offices.

Equally important to the vision is the surrounding landscape, reimagined to support ecological performance, public gathering, and long-term site sustainability. A network of outdoor spaces connects the buildings, creating new opportunities for recreation, community engagement, and cultural exchange while preserving the site's unique history and character.
